JudyM's Log Home Q&A (Land)

This tells a little bit about how we got the land to build our log home on.
Author: JudyM

How did you ultimate get your land? (Purchase thru real estate agent, inherit, existing homesite, etc.).
Started looking in a different county so we could move back to where Judy was from.  (Randy began working from home and could live anywhere).  Our daughter knew someone who had land he was going to build on, and a couple parcels to sell.  It was perfect - a great birthday present!
.
How long did it take? (Kept an eye out for 5 years.  Actively searched for 6 months.).
We found it after about 6 months.
.
What were you looking for during your land search? (# acres, pond/stream, proximity to family, etc.).
Proximity to family; wanted around 5 acres.  Public water and sewer.
.
What are the characteristics of the land you got? (# acres, wooded, hillside, etc.).
5 acres, wooded, on the river, close to family, built in a hillside, public water & sewer.  Perfect fit!!
.
What, if any, testing or consultations did you have on the land prior to purchase? (perc test, local soil maps, talk to county building & sanitation officials, etc.).
Owner we bought it from had already run testing.  Water & sewer were able to get public, so we didn't need to worry about septic field/mound system, etc.
.
Are you happy with your land?  What, if anything, would you do differently? (for example: would look closer at cost of long driveway or running power to building site).
Yes indeed!  Wouldn't do a thing differently.
.
What restrictions are there on your property? (Inspections required, minimum square footage on a home, etc.)  Do you like that?
Yes, we are actually a part of a development that has an association.  They don't like boats out, for example.  To add a shed, you have to get approval (our shed is log, to blends in).  2,000 square feet minimum -- they said our home improved the development!
.
What advice do you have to share for this stage (researching & buying land)? (Be sure to talk to neighbors, verify deed restrictions, etc.).
Be sure that you know the cost comparisons with wells & septic vs. public!  Also, be sure you get a good log home company.  :)
